The growth of infrastructure in Gurgaon has also fuelled rapid development of the New Gurgaon belt. This has enhanced the value of projects adjacent / close to the Northern Peripheral Road making them the most sought after, today. Within these, projects conveniently located in proximity to the upcoming integrated transport system derive the maximum value. Although many developers are undertaking projects in partnerships / JVs, those who offer more credibility, by way of their clean track record are able to seek a premium on their products. AlphaCorp currently has a residential project named Gurgaon One Sector 84 in the upcoming area. The project not only has the aforementioned advantages, but is also close to the National Highway 8. 

National Highway 8, especially the section in Gurgaon offers commercial space which may be used for the setting up of hotels. An estimated 12 hospitality units (around 3,400 rooms) are reportedly under construction developed by reputed names in the hospitality sector in Gurgaon, many of them located on the NH8. That said, the market is still in a nascent stage. Within the industry along this road, there is a noticeable saturation in the business hotel class. However, weekend hotels / concept hotels (akin to the Neemrana hotel segment) have a better market owing to their unique business proposition. 

Supply and demand is most dynamic around the developments focused on the northern peripheral road. The demand for housing here is escalating and has seen positive price appreciation since the past one year. Although demand would continue to drive growth in the region, some projects which may not have accounted for escalated cost of construction may run into rough weather. Barring such cases where investment may be avoided by analyzing the projects and developers delivery credentials, in the long run business interests, the outlook remains positive. From the customers perspective, however, checking the builders profile, track record and credibility, therefore, is of prime importance. 

The projects in sectors around NH-8 and residential pockets around NPR offer a fine investment option with a good potential of price appreciation. However, it is advisable that the buyers do a thorough research on a projects delivery timeframe, all land related clearance issues and the construction quality standards before investing.
